Acquisitions Associate

Job Title: Acquisitions Associate
Location: Seattle, WA

Job Summary:
The Acquisitions Associate will assist in all aspects of the real estate investment process. The Associate will be responsible for evaluating potential investment opportunities, focusing specifically on modeling cash flows, analyzing investment returns, assessing market conditions, conducting due diligence activities, assisting with investment committee memos, and creating reports for corporate headquarters. The Associate may also occasionally assist in some aspects of the development process, including design/entitlement, financing, lease-up, asset management, and disposition.

BA/BS degree in Real Estate, Finance, Economics or related field; Master’s degree preferred; Minimum 2-5 years of experience in real estate investment or related field; Understanding of real estate finance, accounting, and economic fundamentals; Experience analyzing and underwriting ground-up developments and value-add redevelopments, preferably in multifamily apartments, commercial office, land development, and/or for-sale residential; Advanced expertise in MS-Excel - must be able to build complex cash flow and financing models from scratch across various asset types; Experience with Argus & MS Office; Bilingual Mandarin strongly preferred.

Investment Management Associate

Job Title: Investment Management Associate
Location: Los Angeles, CA

Job Summary:
The Investment Management Associate will be responsible for working with the Acquisition teams from different offices on evaluating real estate investment proposals, tracking investment pipelines, and advising Executive Management for decision support. This position directly reports to the CEO of the Company.

Master’s degree in Investment related fields, MBA preferred; Minimum 3 years of experience in real estate acquisition or investment with focus on single-family developments; Be able to work under pressure and continue to challenge Acquisition team’s assumptions during the document review process; Computer applications including Argus & MS Office with specific advanced expertise in MS-Excel - must be able to build complex cash flow models across various asset types/financing scenarios from scratch; Real estate finance/accounting/economic fundamentals; Predictive/analytical modeling, data mining, and research from large scale, complex data sets; Demonstrated ability to meet deadlines with quality results; Ability to apply critical thinking and analysis (forward thinking) to work product; Strong organizational and interpersonal skills and self-direction; Excellent written and verbal communication skills; Strong collaboration skills and ability to promote change; Bilingual Mandarin preferred.

Managing Director, Acquisitions

Job Title: Managing Director, Acquisitions
Location: New York, NY

Job Summary:
The Managing Director, Acquisitions is responsible for all aspects of the acquisition cycle from sourcing investment opportunities to closing the transactions. He/she must have a strong local acquisition network and be a results-driven leader who will execute against the established real estate strategy, with due diligence, including strategic market analysis. The successful candidate must also be adept at all financial aspects of acquisition transactions.

Bachelor’s degree in Finance and/or Real Estate; Master’s degree preferred; Minimum 15 years of experience in multifamily, condo and office underwriting and acquisitions; Demonstrated track record of sourcing off-market transactions; Strong understanding of real estate markets for different asset types; Strong existing network among target market owners and brokers; Strong working knowledge of real estate investment and real estate principles; Advanced Microsoft applications experience (Excel, Argus, Word, PowerPoint); Excellent problem-solving skills and results oriented attitude; Outstanding time-management skills and ability to multi-task.
